Two areas, one logic
Chang Phueak and Jed Yod sit on the northern and north-western fringe of central Chiang Mai. They’re grouped together here because they share a common appeal: proximity to everything, prices well below Nimman, and a residential character shaped by Chiang Mai University rather than by tourism.

Chang Phueak
Chang Phueak runs north from the Old City’s northern gate. It’s a broad, functional area of apartment blocks, shops, hospitals and main roads, with the Chang Phueak night food market as its most famous feature.
That market deserves its reputation. It’s where you find the celebrated khao kha moo stall — braised pork leg over rice, served late into the night by a vendor in a cowboy hat — along with grilled meats, noodles and everything else. It’s a local market that visitors have found rather than a tourist market.
Character: practical, unglamorous, well-connected. Big roads and everyday Thai life.

Jed Yod
Jed Yod sits further west, around the Wat Jed Yod area and toward the university. It’s quieter and greener than Chang Phueak, with more of a residential feel.
The university’s influence is strong: cheap eateries, student apartments, print shops, bicycle traffic. It empties noticeably during term breaks, which some people find pleasant and others find eerie.
Character: residential, green in patches, student-influenced.
Housing: student-oriented blocks alongside family homes; some of the lowest rents in the central area.

Practical notes
Hospitals. Several of Chiang Mai’s hospitals sit in or near this area, which matters more than you’d think for anyone with ongoing medical needs.
Roads. Chang Phueak’s main arteries are wide and busy. Crossing on foot is less pleasant than in the Old City, and pavements are inconsistent.
Food. Between the night market and the university-area eateries, this is one of the cheapest places in the city to eat well. A full meal for 50 THB is entirely normal.
Access. You’re minutes from the Old City and ten to fifteen from Nimman by scooter. Songthaew coverage on the main roads is good.

- Big roads, traffic noise and poor pedestrian infrastructure in places
- Older building stock with fewer facilities
- Limited café and coworking presence
- Jed Yod quietens down significantly outside term time
- Less atmosphere than the Old City or the riverside
Who it suits
Long-stayers on a budget, anyone who eats out constantly and wants it cheap, people who need hospital proximity, and residents who want to be near the centre without paying for it.
Less suitable for short visits, for anyone who wants to walk everywhere, or for people who want a social scene on their doorstep.
